General rules for purchasing real estate to obtain Turkish citizenship

Real estate for obtaining citizenship can only be purchased from individuals with Turkish citizenship, or from a company that is registered in Turkey as a legal entity.

Purchase and sale transaction

Documents for obtaining Turkish citizenship

  • Application completed on a special form (in 2 copies)
  • International passport
  • TAPU (certificate of ownership of real estate)
  • Birth certificate (including children)
  • Marriage certificate
  • Valid Turkish residence permit
  • Real estate appraisal report (must be prepared only by an expert with the appropriate authority and a valid license)
  • Certificate of family composition
  • Photographs applicant

Important! All these documents must be translated into Turkish, apostilled and certified by a lawyer. If other family members are applying for citizenship, they are also required to submit a package of documents.

Important! A residence permit (ikamet) can be obtained immediately after purchasing real estate. This usually takes no more than a month. And only then, having the ikamet in hand, can you apply for citizenship.

Peculiarities of obtaining a residence permit and citizenship

  • It is necessary to have a full set of documents when visiting. At the same time, those of them that were not issued in Turkey must be translated, certified by a notary and have an apostille.
  • A Turkish passport is issued for a period of 10 years.
  • To obtain a residence permit, Turkish health insurance is required.
  • When receiving Turkish citizenship, you can change your first or last name to Turkish.
  • If desired, you can then obtain a Turkish passport.
  • Personal presence is required.​
  • When obtaining citizenship, applicants are fingerprinted.
  • When obtaining a residence permit and citizenship by purchasing real estate, you do not need to pass an exam on knowledge of Turkish, as well as undergo interview.

Important! Now, due to the large number of requests, the procedure for obtaining a residence permit lasts 1-1.5 months. The procedure for obtaining citizenship from the moment of submitting documents to receiving a Turkish passport will take no more than 6 months.
